Redefining purpose and design, from the basement to the rooftop—a multi-floor renovation of an old building
We carried out a complete renovation of a building over 30 years old, transforming it into a multi-purpose, functionally layered facility. The basement features bicycle parking that can also be used as a gallery space. The basement and the 1st floor have been designed as a shell space intended for use as a restaurant. The 6th and 8th floors are furnished offices, and the rooftop features a shared lounge. In addition to the exterior work such as the exterior wall renovation and the installation of a new glass façade, we ensured legal compliance through design and construction work in accordance with relevant laws and regulations. With an elegant spatial design, we maximized the building’s profitability and real estate asset value.
CONCEPT
To differentiate it from nearby properties and to create value through spatial design commensurate with higher rents, we established “Quiet Luxury” as the concept. With a modest yet elegant atmosphere and a refined interior that brings out the best in the materials, we created spaces that provide visitors with serenity and a sense of relief. The relaxing and sophisticated spaces appeal to diverse tenants across various business sectors, making it a strong competitor in the area.
PLANNING
Focusing on visitor circulation and sightlines, we designed the spaces to create a sense of depth and a lingering feeling as scenes gradually transition. The color temperature of the lighting along the pathway from the elevator lobby to the common area and the private area has been adjusted gradually to create a sense of rhythm and depth in the space, delivering a series of memorable spatial experiences. Moreover, we consulted with a designated private inspection agency in advance to deal with legal challenges, such as change of use and rectification of existing nonconformities. We developed an optimal layout that achieves both high functionality and sophisticated design while ensuring compliance with legal requirements.
DESIGN
To evoke a sense of elegance and luxury, we incorporated bronze and stone-like materials with subtle patterns as the main elements, accented with silver metallic materials. The perfect balance of contrast between the restrained materials brought rhythm and sophistication to the spaces. By ensuring poise and sophistication while preserving the understated impression of the predominantly black existing exterior, we developed a universal design that appeals to tenants across a wide range of business sectors.


In the entrance lobby, warm colors with a low color temperature were used along the pathway from the common area to the private area to create a peaceful and serene atmosphere.

The plumbing access door in the elevator lobby is equipped with concealed hinges so as to blend in with the walls with stone-textured spaced panels, creating a visually clean and simple space. The ceiling height has been adjusted based on the function of each space to enhance the comfort and awareness of users.

The lounge on the 6th floor features gentle light from spherical floating lights and a curved iron frame, creating harmony with the green plants and making the space soothing and relaxing.

The furnished office on the 6th floor features a sense of openness created by the open ceiling and the use of muted colors throughout the space, fostering a sophisticated work environment.

The bicycle parking can also be used as a gallery. Sharp linear lights are suspended at low illumination levels in the rugged space, where existing structures have been intentionally retained, allowing visitors to focus on the artworks in a serene yet tense atmosphere.

LAUNCH
Since the renovation project had to accommodate multiple uses, we developed the plan in consultation with a designated private inspection agency, interpreted and applied relevant laws and regulations with flexibility, and rectified existing nonconformities and illegal conditions to maximize the property’s asset value. Leasing contracts for the furnished offices on the 6th and 8th floors were quickly finalized following the completion of the project, earning high praise from the client.

Clarification of requirements
To achieve enhanced profitability through the repurposing of an old building, we assessed the entire property and considered legal aspects from an early stage, formulating a feasible renovation plan aimed at asset value maximization.

Basic plan
We developed the basic plan in such a way as to naturally guide visitor sightlines and circulation from the common area to the private area. By using different lighting and materials, we created a sense of rhythm and depth in the spaces, providing visitors with a memorable experience.

Implementation design
Based on a layout that complies with current laws and regulations, we developed a functional, high-quality interior design. Building on the character of the grayscale exterior, we developed a poised, universal design capable of accommodating a wide range of business sectors.

Work environment development
Considering the present state of the building, we conducted detailed discussions with a designated private inspection agency right from the initial stage. By allowing flexibility in floor area ratio and building uses, we successfully developed a plan that maximizes the building’s potential while ensuring compliance with current laws and regulations.

Cost adjustment
By conducting market research and taking the client to some properties that we previously worked on, we aligned their expectations for quality with their budget. We achieved a more feasible cost plan through value engineering proposals, flexible cost adjustments based on the construction methods of different spaces, and face-to-face consultation.
